Summary of Job Duties:The Custodian Supervisor performs responsible supervisory work involving the assignment and direct supervision of custodial employees in maintaining the cleanliness and sanitation of buildings within an assigned area. The supervisor is responsible for the day to day operations, quality control, staff support/training, customer contacts and supply management of assigned buildings. This position is governed by state and federal laws, and agency/institution policy.Qualifications:

Required Education and/or Experience :

  • The formal education equivalent of a high school diploma;

  • Two years of vocational training and/or experience in housekeeping;

  • One year prior custodial supervisor, lead or executive housekeeper experience, or relevant supervisory experience in a related field;

Other job-related education and/or experience may be substituted for all or part of these basic requirements.

Preferred Education and/or Experience :

  • Five years prior experience in housekeeping or custodial services.

Job Duties and Responsibilities :

  • Supervise the activities of custodial staff within their area of responsibility directly by using both verbal and written instructions in compliance with the guidelines provided by the immediate supervisor and using independent judgment in instances not covered by the guidelines. Ensure that custodial services meet the needs of the individual buildings assigned as well as the established custodial task and work schedules for that building are being followed.

  • Monitor the work activities and adjusts workloads to compensate for scheduled and unscheduled absences, changing priorities, and special custodial projects. Plan and oversee all custodial work, maintaining a high standard of safety, cleanliness and efficiency by conducting daily walking tours of areas assigned.

  • Ensure that the quality of custodial services meet established guidelines by inspecting the work of custodial personnel on a daily basis and directing corrective measures to be taken when necessary to meet those guidelines. Report will be made to the immediate supervisor on the condition of University buildings and facilities by conducting daily inspections of those areas and reporting the results of the inspections with particular emphasis on needed repairs to the Facilities Management Operations Center. Weekly inspections following a formal grading system will be conducted as assigned and submitted for review.

  • Develop an effective team of custodial personnel by instructing all employees in the proper cleaning processes, schedules and use of materials and equipment for safe and efficient work performance following established training schedules and guidelines for all staff assigned. Assist with on-boarding of new staff as assigned by Director, following established training guidelines and timeline.

  • Assist with Campus Security by making sure buildings and areas are kept secure, reporting issues and/or problems. Ensure that department requirements for building access are followed daily as assigned.

  • Enforce department, division and University rules and policies regarding employee conduct and behavior by advising custodial personnel of the University's rules and policies on employee conduct, maintaining records and recommending progressive disciplinary action to the immediate supervisor as appropriate. Evaluate individual performances to meet established standards, maintaining records and providing required performance evaluations on custodial personnel.

  • Ensure that custodial personnel have the equipment and supplies necessary to perform custodial services by regularly conducting inventories of on-hand custodial supplies, equipment and disposable items. Order needed supplies in a timely manner via University supply ordering software and assists with maintaining security of items by storing supplies, chemicals and equipment in secure areas.

  • Remain competent and current by attending required training and professional development as determined by the Facilities Management Department, University and immediate Supervisor.

  • Assist Director and other University staff in ensuring that all local, state and federal regulatory guidelines, laws and practices are followed as they pertain to the various aspects of the custodial department. Monitor staff adherence to required safety practices, PPE usage and address non-compliant behavior when identified. Ensure that administrative records, paperwork and reports regarding custodial personnel are accurate, current and completed as assigned.

  • Provide continuity of supervision and leadership by assuming the duties and responsibilities of other Custodial Supervisors as required by special circumstances or absence. Perform daily custodial duties as needed or assigned to meet building cleaning requirements and established cleaning standards. Contribute to the overall success of the department by performing other essential duties and responsibilities as assigned.

Knowledge, Skills, and Abilities :

  • Knowledge of commercial custodial operations and cleaning methods in maintaining buildings;

  • Ability to operate electrical power equipment, various tools, supplies and chemicals needed to maintain buildings and assigned areas;

  • Good communication skills, verbal and written and the ability to follow instructions, verbal and written;

  • Ability to work independently without direct constant supervision;

  • Ability to monitor and supervise custodial staff duties and activity;

  • Demonstrate proper interpersonal skills, leadership and conduct in dealing with employees, students, visitors and other university staff;

  • Knowledge of basic computer operations including email, some word processing and the ability to use timekeeping, payroll, and supply requisition software;

  • Ability to complete and maintain records concerning custodial operations, such as activity schedules, employee on-line timesheets, employee performance evaluations, building maintenance checklists, and other related records;

  • Must be able to negotiate distances on campus (from building to building);

  • Must be able to negotiate stairs and ladders;

  • Must be able to start, hold, use and operate custodial equipment used in custodial maintenance;

  • Ability to do required lifting (up to 50 lbs.).

  • Ability to operate a motorized vehicle and utility vehicle;

  • Must be able to work a flexible work shift including nights and weekends for campus event coverage and adjust start/end times to meet the needs of the custodial department, Facilities Management and University;

  • Must possess a valid driver's license.
